TNREGINET portal (https://tnreginet.gov.in) is an official online service by Tamil Nadu Registration Department that make property and registration work easy for citizens. Waiting in long lines or making multiple visit to offices, people can now use online services from home. This helps save time and makes the process easier, clearer, and more convenient.
What is TNREGINET?
TNREGINET is the official online portal of the Tamil Nadu Registration Department. It provides digital registration and document-related services, helping people in Tamil Nadu complete property and civil registration tasks online without visiting the Sub-Registrar Office (SRO) physically.

- Residents of Tamil Nadu.
- Citizens, legal professionals, document writers, advocates, builders, firms, and society representatives can register an account.
TNREGINET Registration
Create your account and access to TNREGINET Services. Follow these step to register on it:
- Go to https://tnreginet.gov.in.
- Click Registration > User Registration on the homepage.

- Select user type (citizen, document writer, builder).
- Fill your details username, password, security question, name, email, and ID proof.
- Submit the form and verify OTP code send to email or mobile.
- After verification, Log in with your credentials.
Property Registration
To register a property (sale, deed, gift deed):
- Login to TNREGINET portal.
- Go to Registration of Document > Create Document.

- Select document type (Sale deed, mortgage).
- Add property details (location, survey number etc) and add (buyer, seller).

- Upload required document ( sale agreement, identity proof).
- Use the official portal tool calculate stamp duty and pay online.
- Book an appointment at Sub-Registrar Office for verification.
- Submit the application and save reference number for tracking.
- Go to SRO on the appointment date for final verification.
View Encumbrance Certificate (EC)
An Encumbrance Certificate (EC) verifies the legal ownership and financial background of a property.
- Log in to TNREGINET portal – https://tnreginet.gov.in/portal/.
- Visit to E-Services > Encumbrance Certificate > View EC.

- Select search type: EC, Document-wise or plot Flat-wise.
- For EC: Enter zone, district, Sub-Registrar Office, EC start/end dates, village, survey number, and subdivision number.
- For Document-wise: Enter document number, year, and SRO.

- Enter the captcha code and click Search.
- View the EC on-screen and download it as a PDF for free.
Check Guideline Value
The guideline value is the lowest property registration price fixed by the government.
- Go to https://tnreginet.gov.in and click on Guideline Value.

- Select a date range (e.g., from 01-07-2024 for the latest values).
- Enter details: region, registrar office, registration village, street or survey number, and land classification.

- Click Search to see the guideline value of property.
- Use the Value to calculate stamp duty and registration fees.

To access old registered documents:
- Log in to TNREGINET.
- Go to Quick Search menu, you can use multiple options:

- Enter details: document number, party names, or property details.
- Click Search to view and download the document.
Marriage Registration
- Log in to TNREGINET.
- Choose Services > Registration > Marriage Registration.

- Select marriage type.

- Fill required details and upload your document (marriage proof, birth certificate).
